Better Aarti.. new valve has temporary resolved the issue.. but we have called for an estimate for complete new replacement.

Day was good, trying to get my daughter to sleep, but she wants to keep playing today!

So true..better weather... meaning 40F temps for the next 10 days.. so should not be an issue..
